1️⃣
Before You List — The Prep Work Matters More Than You Think
- Buyers decide in the first 30 seconds whether they can see themselves living there
- Declutter and depersonalize — buyers need to picture their life not yours
- Deep clean everything including windows, baseboards, and light fixtures
- Fix the small things — leaky faucets, squeaky doors, burnt out bulbs
- First impressions start outside — curb appeal is not optional

Pricing Your Home — The Biggest Decision You'll Make
- Overpricing is the number one mistake sellers make
- A home that sits too long gets stigmatized — buyers wonder what's wrong with it
- Pricing right from day one creates competition and can actually drive the price up
- Your agent should show you comparable sales not just tell you a number
- What you paid or what you need has nothing to do with what the market will pay

The Listing — What Happens When You Go Live
- Professional photos are non-negotiable in today's market
- Your home hits MLS and all major platforms within 24-48 hours of going live
- Showings start immediately — your home needs to be show-ready at all times
- The first two weeks are your highest traffic window — this is when offers come
- Open houses can create urgency but are not required

Offers and Negotiation — It's Not Just About Price
- The highest offer is not always the best offer
- Cash offers, financing type, contingencies, and closing timeline all matter
- Multiple offers are a good problem to have — your agent should know how to handle it
- Counteroffer is normal — don't take it personally
- Once you're under contract the clock starts — know your timeline

From Contract to Close — What Sellers Need to Know
- The buyer's inspection will find things — expect it and don't panic
- You can negotiate repairs, credits, or price reductions after inspection
- Appraisal protects the buyer's lender — if it comes in low you'll need to renegotiate or the deal falls apart
- Start planning your move early — closing day comes fast
- At closing you sign, the buyer funds, and you hand over the keys
